We are an association of lot owners occupying a 250 acre tract of land and four miles of private roads, on the south-eastern shore of Skaneateles Lake.  Our property is located in the town of Spafford, in the beautiful Finger Lakes region of Central New York.

We share a common beach area, with a dock, an anchored raft, a port a john, a new pavilion with picnic tables, and a grill. There are limited moorings, and purchasing a lot is not a guarantee of obtaining a mooring, although the Board continues to explore ways to expand these.

We pay dues of $450 per year per lot, which mostly goes to road maintenance. For the foreseeable future, the roads are seasonal, with no traffic from December to March, although Bacon Hill Road is open year round. Lots are strictly residential, with businesses not allowed.  No horses or other farm animals are permitted.

We have a Board of Directors and a number of standing committees—all staffed by volunteers. There is an Annual Shareholders’ meeting, and an Annual Beach Party.
