Bacon Hill is a homeowners' association with covenants and restrictions to which all lot owners agree when purchasing a lot.  There are architectural guidelines governing construction and lot use, and any building or structure must be approved by the architecture committee.  Other committees, composed of lot owners, maintain the association's roads, beach, and harbor, and manage legal considerations and communications.   The board of directors is elected annually, and members can volunteer for the various committees.  An annual stockholders meeting is held every spring or summer, and the board of directors and committees have several working meetings per year.

Annual dues are $450 annually per lot.  Currently, it is possible to contribute the equivalent of up to $200 per year in work hours to  community projects, e.g., in road work, beach improvement, communications, etc.

The beach is equipped, during the summer months, with a dock and a swimming float.  There is a basic boat launch ramp. Moorings are limited and members should contact the Beach committee chairperson for more information on availability.  Members can leave canoes, kayaks and paddleboats along the southern edge of the beach at their own risk.  There is a cable to which these small craft can be locked (you supply the lock).  A new canoe/kayak rack and a new pavilion have recently been added for members' use and there is a grill and port-a-john as well.  The beach is a carry in, carry out area, and please police your pets!
