Meeting called to order at 7:03 PM.
Kathy Adams makes a motion to accept the minutes as emailed to all members. Ryan Kiggins seconds and the motion passes.
After a search of her records, Kathy Adams reports that more documentation was found for the former Menapace properties, and these were made available to Joe Walsh, attorney. The Association expansion included four properties and the Right of Way, which was 9.5 acres. Joe suggested that “previous restrictions from old deeds will carry with the land.”
Kathy will take the third paragraph from Joe Walsh’s 8/05/25 email and add that to the Schedule A description on page 15 of the Declaration. Kathy notes that the “only map that counts is the one on file with the Town of Spafford.”
The Board continued to work through the Declaration and revisions, starting at section 6.07. The Board completed the review of the Declaration. Kathy will ask Joe a few questions the Board has, and then she will work with him on the voting process for the shareholders.
Treasurer Chris Sedlack reports that he has paid $8500, 50% of the amount due to Borotek for the work this year on the North Road. He also has paid the first of two insurance payments of $1994. He anticipates bills of the second $8500 to Borotek, $4800 for liability insurance, any other roadwork before the end of the year, outhouse expenses and legal fees. The bill to Borotek may vary depending on the actual price per yard of road fill, $25/yard or possibly less.
The Board agrees to meet again on Tuesday, September 2 at 7:00 PM, with the purpose of reviewing the Bylaws for any revisions.
