Bacon Hill Homeowners’ Association
May 10, 2022
Hybrid in-person and Zoom meeting

Present: Roger Stackpoole, Kathy Adams, Chris Adams, Chris Fesko, Tyler Wainwright, Chris Sedlack, Mike Foor-Pessin, Jim Richardson, Brian Davis, Jim Colling, Pat Gannon, Tom MacDonald;
Terry Foor-Pessin, Secretary                                       Absent: Rob Hole

Roger states that there are two topics for discussion tonight, the North Road and the revised Bylaws.

There is a brief summary of the David Sedlack application with some concerns expressed that he might still develop a business on his lakefront, non-BHHA lot.

JC raises questions on page 15, section 4 of the Covenant.  Section 4 calls for 75% approval of all members while Section 5 calls for 2/3 majority approval.  The Board goes through the revised Covenant, raising questions or concerns as appropriate.  The revised Bylaws are then reviewed.  Corrections are proposed.  Kathy will review these with the attorney.  Kathy asks CS if he has the Corporate Seal.  He does not. (Note: the Secretary checks after the meeting and is in possession of the Corporate Seal.)

Tyler provides a road update:  Most of the work that was approved has been done.  Work continues on the culvert on Wavelength.  Borotek will need payment for $650 for Wavelength work, and $5000 for ½ the cost of putting in the culvert on Wavelength.

It is noted that the paved section on Precipice Road has been damaged by Brillo’s truck (used to build the barn for Mahoney-Overdyk) and they didn’t repair the water break near Bacon Hill Road.  Overdyk has acknowledged some damage to JC.

TW will get a quote from Borotek for replacing the damaged water break on Precipice Ridge.   JC will speak to Overdyk about damages, and ask him to speak to Brillo about the damaged pavement section.

Next meeting will be on Tuesday, May 31 at 7:00 PM.

TW makes motion to adjourn.

Respectfully submitted,

Terry Foor-Pessin, Secretary
